เอกสารนี้จัดทำเป็นสองภาษา (ไทย/อังกฤษ) ในแต่ละหัวข้อจะมีข้อความภาษาไทยตามด้วยภาษาอังกฤษ หากมีข้อความขัดแย้งกัน ให้ยึดฉบับภาษาไทยเป็นหลัก
1. การยอมรับข้อกำหนด · Acceptance
การเข้าใช้งาน RentRoll ที่ rentroll.flock.tools ถือว่าคุณยอมรับข้อกำหนดเหล่านี้ หากคุณไม่ยอมรับ โปรดงดใช้บริการ
By accessing RentRoll at rentroll.flock.tools you agree to these Terms. If you do not agree, do not use the Service.
2. ตัวบริการ · The Service
RentRoll เป็นแอปพลิเคชันสำหรับเก็บค่าเช่ารายเดือนของเจ้าของห้องเช่ารายย่อย ซึ่งเก็บข้อมูลการใช้งานไว้ใน Google Sheet ที่คุณเป็นผู้จัดเตรียม ดำเนินการให้บริการโดย Flock
RentRoll is a monthly rent-collection application for small landlords that stores its operational data in a Google Sheet you provide. The Service is operated by Flock.
3. บัญชีผู้ใช้ · Account
คุณลงชื่อเข้าใช้ด้วยบัญชี Google และมีหน้าที่รักษาความปลอดภัยของบัญชี Google ของคุณ ไม่อนุญาตให้แบ่งปันการเข้าสู่ระบบของคุณกับผู้อื่น
You sign in with a Google account. You are responsible for keeping your Google account secure. Sharing your sign-in is not permitted.
4. การสมัครสมาชิกและการชำระเงิน · Subscription & payment
หลังครบช่วงทดลองใช้ฟรี 14 วัน การใช้งานต่อเนื่องต้องมีการสมัครสมาชิกที่ใช้งานอยู่ ค่าบริการ 299 บาทต่อเดือน การเรียกเก็บเงินดำเนินการโดย Lemon Squeezy ในฐานะผู้ค้าตามกฎหมาย (merchant of record) ซึ่งเป็นผู้รับผิดชอบเรื่องภาษีมูลค่าเพิ่ม/ภาษีที่เกี่ยวข้อง ราคาอาจเปลี่ยนแปลงได้โดยแจ้งล่วงหน้า 30 วัน
การคืนเงิน: เราไม่มีนโยบายคืนเงินสำหรับรอบที่ชำระไปแล้ว อย่างไรก็ตาม คุณสามารถยกเลิกการสมัครสมาชิกได้ทุกเมื่อ และยังใช้งานได้จนถึงสิ้นสุดรอบการเรียกเก็บเงินปัจจุบัน จากนั้นจะไม่มีการเรียกเก็บเงินอีก
After the 14-day free trial, continued use requires an active subscription at 299 THB per month. Billing is handled by Lemon Squeezy as merchant of record (responsible for applicable VAT/taxes). Prices may change with 30 days’ notice. Refunds: we do not offer refunds for periods already paid. You may cancel at any time and retain access until the end of the current billing period, after which you will not be charged again.
5. ข้อมูลของคุณ · Your data

Your rent records, tenant information, and receipts remain yours, in your Google Sheet on your Drive. We do not claim ownership of your data. Our access is governed by the Privacy Policy.

ใบเสร็จที่ออกผ่าน RentRoll เป็นเอกสารที่คุณในฐานะผู้ให้เช่าเป็นผู้ออกเอง คุณมีหน้าที่รับผิดชอบความถูกต้องของชื่อผู้ออก เลขประจำตัวผู้เสียภาษี และจำนวนเงินในเอกสาร RentRoll ช่วยอำนวยความสะดวกด้านการรันเลขใบเสร็จต่อเนื่องและการคำนวณภาษีหัก ณ ที่จ่าย (WHT) สำหรับผู้เช่านิติบุคคล แต่ไม่ถือเป็นการให้คำปรึกษาด้านบัญชีหรือภาษี โปรดตรวจสอบกับผู้เชี่ยวชาญด้านภาษีของคุณเอง
Receipts issued through RentRoll are documents you issue as the landlord. You are responsible for the accuracy of the issuer name, tax identification number, and amounts on each document. RentRoll provides sequential receipt numbering and withholding-tax (WHT) computation for juristic-person tenants as a convenience, not as accounting or tax advice. Please confirm with your own tax professional.
7. การใช้งานที่ยอมรับได้ · Acceptable use
คุณตกลงว่าจะไม่:
- ใช้บริการเพื่อวัตถุประสงค์ที่ผิดกฎหมาย
- พยายามทำวิศวกรรมย้อนกลับ ดึงข้อมูลจำนวนมาก หรือรบกวนการทำงานของบริการ
- ใช้บริการเพื่อจัดเก็บหรือประมวลผลข้อมูลที่คุณไม่มีสิทธิ์
เราอาจระงับหรือยกเลิกบัญชีที่ละเมิดข้อกำหนดเหล่านี้
You agree not to use the Service for any illegal purpose; attempt to reverse-engineer, scrape at scale, or interfere with the Service; or use it to store or process data you don’t have the right to. We may suspend or terminate accounts that violate these terms.
8. ความพร้อมให้บริการ · Service availability
บริการนี้ให้ “ตามสภาพที่เป็นอยู่” (as is) เรามุ่งรักษาความพร้อมให้บริการในระดับสูง แต่ไม่รับประกันว่าจะให้บริการได้อย่างต่อเนื่องไม่ขาดตอน และไม่รับผิดต่อผลกระทบที่เกิดจากเหตุขัดข้องของ Google API, Cloudflare หรือบุคคลที่สามอื่นซึ่งอยู่นอกเหนือการควบคุมของเรา
The Service is provided “as is”. We aim for high availability but do not guarantee uninterrupted operation, and are not liable for downstream effects of Google API outages, Cloudflare incidents, or similar third-party failures outside our control.
9. การจำกัดความรับผิด · Limitation of liability
เท่าที่กฎหมายอนุญาตสูงสุด ความรับผิดทั้งหมดของ Flock สำหรับข้อเรียกร้องใด ๆ ที่เกิดจากหรือเกี่ยวข้องกับบริการ จำกัดอยู่ที่จำนวนเงินที่คุณชำระให้แก่บริการในช่วง 12 เดือนก่อนเกิดข้อเรียกร้องนั้น
To the maximum extent permitted by law, Flock’s total liability for any claim arising out of or related to the Service is limited to the amount you paid for the Service in the 12 months preceding the claim.
10. การยกเลิกบริการ · Termination
คุณสามารถยกเลิกได้ทุกเมื่อโดยยกเลิกการสมัครสมาชิกและเพิกถอนสิทธิ์การเข้าถึงของ Google เราอาจยกเลิกบัญชีที่ละเมิดข้อกำหนดเหล่านี้ในสาระสำคัญ เมื่อยกเลิกแล้ว ข้อมูลใน Google Sheet ของคุณจะไม่ได้รับผลกระทบ
You may terminate at any time by cancelling your subscription and revoking Google access. We may terminate accounts for material breach of these terms. On termination, your data in your Google Sheet is not affected.
11. กฎหมายที่ใช้บังคับ · Governing law
ข้อกำหนดเหล่านี้อยู่ภายใต้บังคับของกฎหมายแห่งราชอาณาจักรไทย ข้อพิพาทใด ๆ จะได้รับการระงับในศาลไทย
These Terms are governed by the laws of the Kingdom of Thailand. Any dispute will be resolved in the courts of Thailand.
12. การเปลี่ยนแปลงข้อกำหนด · Changes to these Terms
เราอาจปรับปรุงข้อกำหนดเหล่านี้ หากมีการเปลี่ยนแปลงในสาระสำคัญ เราจะแจ้งให้ทราบทางอีเมลล่วงหน้าอย่างน้อย 30 วันก่อนมีผลบังคับใช้
We may update these Terms. We will communicate material changes by email at least 30 days before they take effect.
